We care about our employees and their families and believe in work/life balance as an important aspect of our employees' overall well-being.The Martino Group in Denton, TX is seeking to hire a full-time Maintenance Technician I to play a vital role in the overall Class-A appeal of our properties that keeps our owners happy and retains tenants. The typical schedule is 8:00am-5:00pm, Monday-Friday. We also have a rotating on-call schedule for nights, weekends, and holidays. If so, read on!A Day in The Life of a Maintenance TechnicianAs a Make Ready Maintenance Technician, you execute a wide range of routine and preventative tasks involved with basic property maintenance such as basic make readies, interior and exterior painting, replacing lightbulbs, checking emergency lighting, and replacing filters. You also quickly respond to resident requests to repair entry gates/doors, sheetrock, electrical, plumbing, and appliances.As you complete property maintenance, you always provide exceptional customer service. And you take pride in preparing apartments for new tenants. Each shift brings a combination of daily checklists, occasional tasks, and unexpected surprises. You love that you are never bored!     • Complete the TMG Make ready Checklist to TMG 'White Glove Standards'
    • Perform routine and preventative maintenance to the property
    • Interior and exterior painting
    • Touch up and Full Painting
    • Repairs such as sheetrock, electrical, plumbing, appliances
    • Replace light bulbs and check emergency lighting
    • Check and repair entry gates/doors as needed
    • Complete assigned work orders in a timely and professional manner
    • Replace light bulbs as needed
    • Check all appliances are functioning properly
    • Maintain property equipment
    • Replace filters
    • Repair or replace appliances
    • Adhere to the Company's safety program, policies, and procedures
    • Complete two TMG University classes, or other assigned training, per quarter
    • Participate in the Company's training classes, as required
    • All other items requested by supervisorSupervisory Responsibility:This position has no supervisory responsibilities.Work Environment:While performing the duties of this job, the employee is frequently exposed to outside weather conditions, and may be exposed to paint fumes and other fumes such as from cleaning supplies. The noise level in the work environment can be loud. This department requires driving to several properties a day. Position Type/Expected Hours of Work:This is a full-time position, 40 hours or more per week. Hours of Operation are Monday - Friday, 8:00 a.m. to 5:00 p.m. Must be available for On Call rotation nights, weekends, and holidays.Travel:Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.Other Duties:Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.       • General maintenance in a property management environment
      • 2+ years of basic property/general facility maintenance experiencePreferred Education and Experience:
        • Painting experience
        • EPA Universal certificationAdditional Eligibility Qualifications:
          • Must have a satisfactory background check and drug screen
          • Must possess a valid Driver's License and proof of insurance
          • Must have a satisfactory Motor Vehicle Record (MVR) check
          • Familiarity with maintenance tools and equipment
          • Work with minimal supervision
          • Deadline and detailed oriented
          • Ability to deal well with people
          • Must have own tools and reliable transportation
          • Have strong knowledge in all areas of property maintenance including but not limited to plumbing, electrical, and mechanical maintenancePhysical Requirements:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
            • This position is very active and requires standing, walking, bending, kneeling, stooping crouching, squatting, crawling, climbing, and going up and down stairs all day.
            • Regularly required to talk and hear.
            • Able to read, write, and speak English.
            • Specific vision abilities required by this job includes close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
