Summary Objective:The Assistant Property Manager routinely coordinates with property personnel, property manager and other office members. This role is responsible for effectively computing, classifying, and recording numerical data to keep financial records complete while assisting lease applications and resident relations for the company.Essential Functions:Residential Accounts ReceivablesEnsures accurate tenant ledgersCompletes move in function in YardiReviews move in files for AccuracyEnter all lease renewals in YardiCreates 3-day noticesCreates small balance notices to tenantsFiles evictionsManages past due collectionsWrites off past tenantsSends monthly rental statementsAssists in processing applications overflowMaintains positive customer relations attitudeAssists Property Manager with Financial Month End ReportingAssists Property Manager with building property budgetsCompleting the Move Out Checklist and Deposit AccountingIssuing Lease ViolationsMonitoring Occupancy and Financial Reports to Meet Budgeted GoalsHandling and Resolving Resident ConcernsMaintaining Meticulous Lease FilesMaintaining all Applicants and Lease Files for Approval and AccuracyProcessing all ApplicationsCompleting Lease RenewalsReview and Input Vendor InvoicesCompetencies:Attention to Detail/AccuracyCommunication ProficiencyCustomer/Client FocusEthical ConductOrganizational SkillsPersonal Effectiveness/CredibilityStress ToleranceThoroughnessSupervisory Responsibility:This position does not have any supervisory responsibilities.Work Environment:This job operates in a clerical, office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.Physical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee is regularly required to:This is an active role that requires the ability to stand and walk frequently, use hands to finger, handle or feel, and reach with hands and arms to lift files or other objects, and bending or squatting as necessary.Regularly required to talk and hear.Able to read, write, and speak English.Frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, peripheral vision, and ability to adjust focus.Position Type/Expected Hours of Work:This is a full-time position, 40 hours or more per week. Hours of Operation are generally Monday - Friday, 8:00 a.m. to 5:00 p.m. Some Saturdays are also required.Travel:Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.Required Education and Experience:High school diploma/GED or equivalentMinimum of two years prior residential property managementExperience with Yardi software or other property accounting softwareProficiency and Experience with Microsoft Office (Excel, Word, PowerPoint) or GoogleEffective Written and Verbal Communication SkillsKnowledge of Fair Housing rules and regulationsMarketing Knowledge Including Digital Technology and social mediaPreferred Education and Experience:2 Years Experience Additional Eligibility Qualifications:Must be able to pass a background check and drug screenExcellent attendance, punctuality, and reliabilityDeadline and detailed oriented with a high level of accuracyAbility to deal effectively with peopleMust project a professional appearance at all timesOther Duties:Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
